Usually 8–12 years for a tank water heater and up to 20 for a well-maintained tankless one. Flushing the tank once a year helps it last longer.

Thermostats, elements, valves and igniters can be repaired. A leaking tank, or a heater over 10–12 years old that needs an expensive part, is usually better replaced. We give you both prices.

We do not recommend them. They can damage pipes and rarely clear the whole clog. A mechanical cleaning removes the blockage and we can check the line with a camera.

Turn off all water in the house and watch the meter for 15–30 minutes. If it moves, water is leaking somewhere. Other signs: a higher water bill, damp spots, a warm spot on the floor or the sound of running water.

When it has old galvanized or polybutylene pipes and you see rusty water, low pressure or one leak after another.

Disconnect garden hoses, cover outdoor faucets, insulate pipes in crawlspaces and garages, and on very cold nights let a faucet on an outside wall drip.
